What to bring to a mortgage conversation so nobody is guessing

Bring these if you have them

You do not need a perfect file. You need the pieces that stop the guessing.

  • The close date, or the date you have to be out of a lease.
  • The listing price, or the payoff if this is a refinance.
  • Down payment you can actually write, not the one you wish you had.
  • A quote or Loan Estimate you already received, even if you think it is wrong.
  • The payment that still has to work after taxes and the other bills. If you have not run it, use the mortgage calculator with a rate from that quote, or from a public stamp on Rate Watch. Do not use a BankPricer rate from this post. There isn’t one.
  • Occupancy (you live there, or you don’t). Property type if you know it (single family, condo, two-flat).
