If I roll credit cards into the mortgage, does the payment actually drop?

The card minimums plus the house payment is one number. The new house payment after those balances move is another. Most people guess which one is smaller.

Run the live tool before you apply. Mortgage calculator, Debt Consolidation tab → https://www.bankpricer.com/mortgage-calculator/?mode=debt-consolidation

What to put in

Each debt you would actually roll. Balance. The APR on that statement. The payment you send now. Add the next one.

Do not use a BankPricer rate from this post. There isn’t one. Type the rate on the quote you already have.

A HELOC that is interest-only is a different payment than a fully amortizing note. The tab lets you model that so the jump is visible.

This is not the Cash-Out tab. That tab is a lump of cash. This tab is today’s debts in, one payment out.

How to read it

The useful output is whether the new single payment is lower than the combined minimums you already pay. A cheaper month is not free. The tab also shows lifetime interest difference. Read that line. A cheaper month can still cost more over the life of the loan.

This is not approval. It is not a reason to close the cards unless you already decided that with someone who has the file.

What this number is not

It is not approval. It is not a reason to upload a Loan Estimate to /leah/ today. That upload is still broken.

If the drop, or the missing drop, is why you want a second pair of eyes, talk to Jeff. He originates from Chicago with Barrett Financial Group, L.L.C. NMLS 1041652. Bring the statements and the quote you typed.

One thing to do

Open the Debt Consolidation tab → https://www.bankpricer.com/mortgage-calculator/?mode=debt-consolidation. Add the debts. See if the month actually drops. Then decide if the conversation is worth having.
