What does not happen

No application opens. Nothing is filed with a lender because you sent a message or picked up the phone.

Nobody pulls your credit. A credit pull needs your say-so on a real file, and a first conversation is not a real file.

Your name doesn’t go anywhere. BankPricer is not a marketplace. There is no list of lenders waiting for your contact info, so there is no wave of callbacks. You talk with one person, and that person is Jeff.

What does happen

Jeff reads whatever you have with you. A price, a quote, a payment you’re hoping works. He tells you what looks right, what looks off, and what he can’t originate. If you’re missing a number, run the mortgage calculator first and bring the payment it shows.

He won’t quote you a rate from a blog post, because there isn’t one. Pricing depends on credit, occupancy, loan size, and property, and none of that is in a paragraph.

Then you decide. If the deal is wrong, you walk and you’ve spent twenty minutes. If the deal is close, you choose whether to apply. Applying is the second step here on purpose. It commits you to a file, documents, and a credit pull. A conversation commits you to nothing, which is why it comes first.

Why this order

An application is a poor place to find out you shouldn’t have applied. Most of the bad mortgage stories you’ve heard start with someone who committed before they understood the file. The order at BankPricer is talk, then apply, and the talking part is where you get to say no for free.
