What to enter
For a purchase, start with home price, down payment, credit band, loan type, and term. Add tax, insurance, and HOA if you have them. The “industry average rate” field is a starting point you can edit if a lender already gave you a number. That edit is your number, not a BankPricer quote.
For a refinance, you need today’s balance, today’s rate, a new-rate scenario, years left, and closing costs. The useful output is monthly change and months to break even, not a promise that you should refinance.
How to read the result
Treat the total as a scenario. Principal and interest, tax, insurance, PMI or MIP, and HOA are separate lines. If the page flags jumbo, PMI, or a down-payment cliff, that is a conversation, not a verdict.
Do not treat the first payment date or the payoff date as a commitment. Confirm those with the lender and title company on a real file.
What this page cannot do
It cannot lock a rate. It cannot approve you. It cannot email you a full schedule from this draft, and you should not wait on an inbox for the math you already see.
If the numbers matter enough to act, that is the pre-approval conversation.
