Does this rental carry the loan?

You found a building that “pencils” in a group chat. Rent covers the note. Maybe. The version that actually gets a DSCR loan is narrower: rent versus the full housing payment, not rent versus principal and interest you sketched on a napkin.

A DSCR loan qualifies the property, not your W-2. That is the point. It also means a cute payment screenshot is the wrong test.

What to put in

You need the purchase price, the down payment you actually have, the rate you were quoted (not a survey average sitting in the form), term, gross monthly rent, and the boring extras: taxes, insurance, HOA.

Skip vacancy, management, and repairs in this calculator. The page says underwriting may add those later. If you pretend the rent is net of a property manager you do not have, the ratio looks better than the file.

How to read the ratio

The coverage ratio is rent divided by PITIA, the full monthly debt service. The calculator prints that number plus cash flow, cap rate, and cash-on-cash. Those extras are for you. Lenders still start with the ratio.

Below 1.00, the rent does not cover the debt. Some programs still lend there. Pricing gets ugly.

Around 1.00 to 1.24, most programs will look. A vacancy or a tax bump can flip it. Reserves matter more than the headline.

At 1.25 and up, the deal has room. That is usually where pricing gets less defensive.

What this number is not

It is not a lock. It is not tax-return magic. It is not a promise the city pages under /dscr/ will originate your address.
