Most people assume you need a folder full of paperwork before a lender will even talk to you. Tax returns, bank statements, paystubs, maybe some old W-2s you hope are still in a drawer somewhere. The assumption is that assembling documents is step one. Conversation is step two.

What happens when documents actually matter
Let’s say the conversation goes well. You’ve compared scenarios and decided you want to proceed with a pre-approval. Now documents become relevant.
Jeff originates the loan. When documents need to go somewhere, they go to an underwriter. That’s later, after you’ve decided there’s something to underwrite.
But notice what didn’t happen. Your name didn’t get sent to other lenders. You weren’t shopped around. You weren’t handed off. The person you talked to at the beginning is the same person originating the loan at the end.
