Home value. What you still owe. The cash you want for the work. Your current rate. The new rate already on a quote, or a public stamp from Rate Watch. Do not use a BankPricer rate from this post. There isn’t one.
Closing costs. Whether those roll into the loan. Leave the story about selling out of the form. Type the years you still plan to live there in your head when you read the number.
How to read it
The useful number is leftover cash after the new loan and costs, not a headline equity percent. If that cash only works because you assume you will leave next year, the next owner enjoys what you paid for.
If the cash covers the work and the new payment still works for the years you stay, that is the number that matters.
This is not a reason to rush. It is a reason to see the max before you keep living with the problem.
